At an event held at the Press Club of India, Dooritt officially unveiled its AI-driven PropTech platform, aiming to redefine how users discover and evaluate real estate. Leveraging cutting-edge technologies such as Artificial Intelligence (AI), Augmented Reality (AR), and Virtual Reality (VR), the platform introduces immersive and intelligent property exploration. With features like “Habitat,” an ecosystem-driven intelligent map, and AUG, an indoor navigation and V-Commerce solution, Dooritt is positioning itself as a next-generation global PropTech player, with presence in India and Dubai and expansion plans across Southeast Asia. In this exclusive interaction with Tech Achieve Media, Aagman Bhatia, Co-Founder and Chief Product Officer (CPO), Dooritt, shares insights into the platform’s innovation, market vision, and technological backbone.
TAM: What kind of R&D went into building the Dooritt platform, and what market gaps did you identify?
Aagman Bhatia: One of the biggest gaps we observed in the real estate market was the lack of transparency and real-time updates. The ecosystem is highly fragmented, and users often struggle to get reliable and updated information. We realized early on that this required an AI-enabled autonomous system that could continuously learn and update itself.
Initially, we made several mistakes, but those learnings helped us refine the platform into a more autonomous and intelligent system. Another key insight was that Indian consumers rarely buy property without a sense of physical connection. That’s where our AUG feature comes in, it allows users to experience properties through augmented and virtual reality, even for resale or commercial investments, without physically traveling.
TAM: Users reportedly spend significant time on your platform. Do you believe virtual experiences alone can influence real estate decisions?
Aagman Bhatia: The average user spends about 18 minutes on our platform, which is quite significant. Many users even feel the experience is comparable to international platforms because of its smoothness and ease of use, similar to how seamlessly people use apps like food delivery platforms today.
However, we understand that property buying in India still requires a physical visit. That’s why we’ve integrated features that allow users to instantly schedule site visits, either through our representatives or even via AI commands. For example, users can simply say, “Plan a site visit around Sector 12 Noida,” and our system organizes everything right from navigation to coordination. We even facilitate cab bookings and reimburse travel costs in certain cases, ensuring a seamless offline experience as well.
TAM: Could you elaborate on the “Habitat” feature and how it enhances decision-making?
Aagman Bhatia: Habitat is essentially an intelligent map that brings together the entire ecosystem of a locality. It goes beyond just property listings and provides insights into safety, hygiene, environmental conditions, and even the overall vibe of the neighborhood.
Users can explore virtual spaces directly from the map, compare properties, and assess locality-specific parameters such as pollution levels or infrastructure quality. Our on-ground representatives verify this data, and our AI systems ensure authenticity, minimizing the risk of misinformation or fake reviews.
TAM: You’ve described AUG as the “Google Maps for indoor spaces.” How does the business model work for this feature?
Aagman Bhatia: AUG is indeed envisioned as a navigation layer for indoor environments like malls, hospitals, airports, and even residential complexes, integrated with V-Commerce. While it is a resource-intensive and lengthy process to build, we aim to keep it free for end users.
Our revenue model is focused on businesses and property owners who want to enable this technology within their spaces. For instance, venues like the Press Club of India can use AUG to improve visitor navigation. Importantly, we are offering this at a cost that is significantly more affordable, almost six times cheaper, compared to existing global solutions.
TAM: With increasing focus on data privacy in India, how is Dooritt ensuring compliance and security?
Aagman Bhatia: Data security is a top priority for us. We’ve implemented a dual-encryption system and are introducing an additional layer specifically for property transactions. Our infrastructure is designed to ensure that customer data remains secure and confidential at all times. We also have a dedicated cybersecurity team and are working closely with cloud providers like AWS to ensure robust protection against potential threats. Given the sensitivity of the data we handle, we are committed to maintaining the highest standards of security and compliance.
TAM: Dooritt is already present in India and Dubai. What are your expansion plans?
Aagman Bhatia: We are actively expanding into Southeast Asia, with upcoming launches planned in Thailand, specifically Pattaya and Phuket, as well as Indonesia, including Bali. We are also targeting other leisure-driven markets such as the Maldives and the Philippines. Our broader vision is to establish a strong presence across the Asia-Pacific region and position Dooritt as a global PropTech leader.
TAM: How does Dooritt differentiate itself from existing real estate platforms?
Aagman Bhatia: Most existing platforms function primarily as lead-generation tools. They connect buyers and sellers but leave the rest of the process largely manual. This often results in inefficiencies and a lack of trust. Dooritt, on the other hand, is a visualization and experience-driven platform. We enable users to explore properties inside-out through immersive technologies, offering a near real-life experience. Additionally, we’re introducing features where users can even experience properties through VR headsets brought to their homes. In essence, we are not just helping users find properties; instead, we are helping them experience and understand them before making a decision.
